By law, all buildings that have been newly built, sold or rented out need an Energy Performance Certificate.

Tenant Fees

Tenancy Information Fees for a standard Assured Shorthold Tenancy (AST):

Holding Deposit - Equivalent to a maximum of 1 week's rent.

Rent - Equivalent to a minimum of 1 month's rent.

Dilapidation Deposit - Equivalent to a maximum of 5 weeks' rent for tenancies with an annual rent under £50,000 or 6 weeks' rent for those £50,000 per year and over.

Permitted payments during an AST:

Rent - Regular payments of rent as specified within the tenancy agreement.

Changes to the Tenancy - £50 inc VAT, or reasonable costs incurred if higher.

Surrender of a tenancy - The related charges and losses incurred by the landlord to end the tenancy early and re-market the property, source and reference suitable tenants and progress an application through to a successful start of a new tenancy.

Payments of utilities, communication services, TV licence and council tax.

Late Payments of Rent - A default fee of 3% above the Bank of England base rate of the agreed monthly rent after 14 days in arrears.

Lost keys and/or security devices - All associated costs of the relevant contractor concerned.

Non-refundable holding deposit - £750 from which the administration and reference fees are taken

Administration Fee - £360 inc VAT

Reference Fee - £120 inc VAT plus £120 inc VAT for a guarantor

Pet deed - £60 inc VAT plus additional deposit of £300 (up to 2 bedrooms), £600 (3 bedrooms) or £800 (4 bedrooms plus)

During a tenancy:

Abortive Property Visit - £60 inc VAT

Changes to the Tenancy - £120 inc VAT

Early Surrender of Tenancy - the related charges and losses incurred by the landlord to re-market the property, source and reference suitable tenants and progress an application through to a successful start of a new tenancy.

Dishonoured Payments - £36 inc VAT.

Late Payments of Rent - £24 inc VAT per written reminder.

Guide to selling

When selling a property, you must formally instruct a solicitor to act on your behalf. Your solicitor will follow the process outlined below:

(To formally instruct your solicitor to act on your behalf – you will be required to provide them with proof of identification, proof of address and you will need to fill out standard forms, such as the Fixtures and Fittings Form and Seller’s Property Information Form. They may also require part of their fee in advance to cover costs).

Once instructed they will:

  • Request the Title Deeds
  • Prepare a draft contract and send it to the purchaser’s solicitor, along with a copy of the lease, if the property is leasehold
  • If leasehold, they will request information from the managing agents (or freeholder)
  • Respond to questions raised by the purchaser’s solicitor. Your solicitor may also forward questions for you to answer
  • Ask you what your preferred completion date is – the date the buyer takes full ownership of the property, and you move out
  • Check Transfer Documents and send them back for you to sign and return
  • Once the purchaser’s solicitor has approved the contract, your solicitor will send it to you to sign and return
  • Once contracts are signed by the purchaser and seller, completion date has been agreed, and the purchaser’s deposit is in their solicitor’s bank account, the transaction becomes legally binding
  • The purchaser’s deposit (usually 10% of the purchase price) is then sent from their solicitor to your solicitor and contracts are exchanged, with completion to follow on the agreed date
